Practice Areas

Real estate, from a single home to a major development

Real Estate & Land Use

Residential and commercial real estate matters, from the purchase or financing of a single-family home to the zoning and permitting process for large-scale business and institutional developments. We represent clients before zoning boards, other local regulatory authorities, and the Cape Cod Commission.

We help design and execute plans for land, including subdivision, purchase or sale, improvement (including construction contracts), conservation easements and wetlands issues, mortgages, easements and lot line adjustments, trusts, lifetime or testamentary gifts, and leases.

Closings & Mortgage Financing

Ament Klauer LLP is an approved closing attorney for a number of the banks and mortgage companies lending on the Cape and Islands, and can often act as the lender's closing attorney for your first mortgage, refinance, or home equity loan.

Title Examination & Insurance

We are policy-writing agents for Stewart Title Guaranty Company and First American Title Insurance Company, and can issue title insurance policies covering both your individual ownership of property and your bank's mortgage.

Estate Planning & Probate

We design and draft estate plans, including wills, trusts, gifts, health care proxies, durable powers of attorney, and homestead declarations, and represent surviving spouses, children, executors, and trustees when a death requires the settlement of an estate.

In areas of legal work where we do not practice, including personal injury or accident cases, corporate and tax law, and litigation, we can often provide a referral to a Cape Cod, Islands, or Boston-area law firm who can provide the help you need.

Directions

Right next to Falmouth Town Hall

Ament Klauer LLP is located right next to the Falmouth Town Hall about a block from the Village Green in downtown Falmouth. From any direction, turn into Town Hall Square off of Main Street and park near Town Hall. We're the closest building to Town Hall, on the right (the two-story building with the white pillars).

You can always call us if you're lost at (508) 540-6555.

From Rhode Island and South

Come on Cape over the Bourne Bridge, and proceed down Route 28 to Falmouth. When you've gone through the one traffic light (at the Falmouth Hospital corner), start looking for the left-hand turn (a few blocks further) to Falmouth Village and downtown. Take that left, go past the Village Green (on your right), then turn in right, about a block later, at Town Hall Square.

From Boston and North

If you come over the Bourne Bridge, just follow the directions from Rhode Island. If you come over the Sagamore Bridge, take your first exit off of Route 6, and, at the end of the long ramp down to the Canal, take a left onto the Canal Highway. That will lead in several miles to the rotary at the foot of the Bourne Bridge. Go three-quarters around the rotary until you're heading south on Route 28 to Falmouth, then follow the directions from Rhode Island.

From Hyannis

Strategies vary for traveling from the Hyannis area to Falmouth in the summer traffic, but it's generally easiest to follow Route 28 (“North”) all the way through the Mashpee Rotary, through East Falmouth, and into downtown Falmouth. Route 28 is “Main Street” in downtown Falmouth. Once you pass the Falmouth Library on your right, begin looking for signs (it will be a left-hand turn a few blocks later) into Town Hall Square.
